Upper Valley Real Estate Market Scoop 2nd 1/4 of ‘09 Hanover, Lebanon, Enfield NH, Norwich, Hartford VT!
The real estate market continues to correct itself as we see ourselves half way through ’09 in the Upper Valley area. The following are town Multiple Service Listing stats for Hanover, Lebanon, Enfield NH and Norwich, Hartford VT:
Hanover NH: Total homes/condos sold in Hanover down 2.5% YTD (from 40 ’08 to 41 ’09) – however total single family homes sold is down 34% YTD (from 30’08 to 20 ’09) while condominiums are up a whooping 53% YTD (from 10 ’08 to 21 ’09).
Average Sell Price of homes/condos is down 27%. This breaks down further to: -2 bedroom homes up 18% – 3 bedroom homes up 1% – and most importantly 4+ bedroom homes down 15%………..condos down 2.5%
Lebanon NH: Total homes/condos sold in Lebanon down 21% YTD (from 71 ’08 to 56 ’09) – total single family homes sold is down 4% YTD (from 41 ’08 to 39 ’09) while condos are down 43% YTD.
Average Sell Price of homes/condos is down 12%. This breaks down further to: -2 bedroom homes down 16% – 3 bedroom homes down 26% – 4+ bedroom homes up 4%…………. condos down 20%.
Enfield NH: Total homes/condos sold in Enfield up 16% YTD (from 26 ’08 to 31 ’09) – total single family homes sold is down 22% YTD (from 23 ’08 to 18 ’09) while condos are up 23% YTD (from 3 ’08 to 13 ’09).
Average Sell Price of homes/condos is down 14%. This breaks down further to: -2 bedroom homes up 29% – 3 bedroom homes down 19%, +4 bedroom homes up 34%………..condos down 11%.
Norwich VT: Total homes/condos sold in Norwich down 39% YTD (from 18 ’08 to 11’09) – total single family homes sold is down 39% YTD……..no condo sold YTD.
Average Sell Price of homes is down 28%. This breaks down to: -2 bedroom homes down 51% – 3 bedroom homes down 44% – +4 bedroom homes up 11%.
Hartford VT: Total homes/condos sold in Hartford down 41% YTD (from 88 ’08 to 52 ’09) – total single family homes sold is down 20% YTD (from 40 ’08 to 32 ’09) while condos are down 58% YTD (from 48 ’08 to 20’09).
Average Sell Price of homes is down 4.6%. This breaks down to: -2 bedroom homes down 31% – 3 bedroom homes down 19% – +4 bedroom homes up 33%………………condos down 4%.
