Free Home Buyer Seminar in Lebanon

The New Hampshire Housing Finance Authority will be hosting a FREE Home Buyer’s Seminar this week.  This two part seminar will be held on Tuesday April 19th and Thursday April 21st from 5:30 pm to 8:30 pm each night.   The goal of this event is to provide buyers with the information needed to be fully prepared when buying a home. If you are thinking about buying your first home I strongly recommend you attend this seminar.  There will be  speakers providing valuable information in a variety of fields such as home financing, law, home inspections, and real estate.  Housing Solutions own Lynne Labombard will be the speaking about the role of a real estate agent. The event will be held at SCORE Upper Valley located at 20 West Park Street, Room 316 in Lebanon.

Lebanon Housing Statistics and Trends

With a 10 year review of Hanover homes sales behind us, lets now take a look at Lebanon home sales using the NNEREN numbers.

The total value of property sold in Lebanon grew 43% from the 10 year low in 2002 of 17 million to the 10 year high of 30 million in 2007.   Total value of property sold in turn then fell 32% from that 2007 high point in each of the next 3 years to approximately 20 million each year in 2008, 2009 and 2010.  Unit volume peaked in Lebanon in 2004 at 213 new listing, 154 sold properties and 153 pending units.  In comparison 2010 saw 180 new listings, 90 sold units and 64 pending units, obviously things have cooled considerably.

Pricing in the Lebanon housing market peaked in 2007 with an average sale price of $288,970 and a median sale price of $260,000.  Unlike Hanover where the change in mix to better values in the middle market sales has actually improved average and median sale prices,  Lebanon homes have seen a clear price drop.  Average sale price in 2010 was $227,650, median sale price was $201,097 – a 20% drop in sale price from the 2007 peak.

Hanover Housing Market Statistics

Over the next few weeks, we will be taking a town by town look at what has happened to real estate in the Upper Valley region.  Our intent is to unravel what has happened to the real estate markets in our area by using past and current NNEREN data to tell the story.   Our hope is that both Buyers and Sellers will find this information useful as we all continue to try and understand the market we are in.

Starting with the town of Hanover, we pulled data from NNEREN for the years 2001 through 2010; here are some of the highlights.  The bubble years are clearly identifiable in the Hanover market as the years of 2005, 2006 and 2007.  Total sales reported by NNEREN peaked at $50,686,894 in 2005; this was up a whopping 18 million from 2004, literally a 50% increase in total volume in 1 year!  It dropped 2 million each of the following years with 2007 closing out at $46,934,069.  Things clearly cooled off in 2008 as total sales dropped another 9 million, but there is no doubt the bubble had burst in 2009 as total sales plummeted to $26,853,300.  Hanover had not seen total sales volume that low since 2002.

As total $ volume rose, so did total units listed and sold – it seems everybody who could buy or sell was in the game during the years of 2005-2007.  New listings peaked in 2006 at 130; sold units peaked in 2005 at 92.  2005 was also the best year Sellers had in getting what they asked for a property with the median list/sell ratio reaching a high as 97.6%.  Pending deals also peaked in 2005 with 94 units pending for the year.

AVA Gallery and Art Center – Silent Auction – Lebanon NH

This past Saturday was the annual AVA silent auction in Lebanon. If you have not been to this event, be sure to make it next year.   It is a great opportunity to support the local art scene while having a great time. The folks at AVA really know how to throw a benefit.  Great food and wine, live music and hundreds of interesting people to mingle with make this one of my favorite events each year.  The point of course is ART, and dozens of local artists contribute a wide array of art in all its forms for the community to bid on.  Local merchants also contribute to the cause; items for bid range from dinners at local restaurants to items sold by local craftsmen: a ceramic vase by ShackletonThomas of Bridgewater, VT. .    So think of AVA next spring as you try and think of ways to beat the mud season blues.

Welcome New DHMC Residents

Post Your Rental with Housing Solutions

Landlords, now is a great time to post your rental on the Housing Solutions website.  The incoming residents at DHMC have started to look for housing in the Upper Valley and our office helps many of these new residents relocate to the area.  The Housing Solutions website is easy to use, and posting your rental is simple, just go to www.hs-relo.com and click on the “Landlord Sign Up or Log On” tab at the top of the page.  From there step by step instructions are given and in no time your rental will be up and running on our site.  Don’t forget the pictures!  Pictures are a must to get your place rented and we allow up to 10 pictures to accompany your listing.  If you are a DHMC or Hypertherm associate there is no cost to you.  We know technology can be scary, so if you have any problems give us a call.

Home Buyer’s Seminar

New Hampshire Housing Finance Authority will be holding a FREE Home Buyer’s Seminar on Tuesday, March 15th and Thursday, March 17th from 5:30 pm – 8:30 pm.  The seminar will be held at Laconia Savings Bank,  14 Sullivan Street in Claremont.  The seminar is great if you are a first time home buyer.  Speakers will cover a wide range of topics about the home buying process.   The speakers typically include lenders, real estate agents, lawyers and home inspectors.  You can expect to come away with some great information and knowledge in preparation for buying a home.  If you’re thinking of jumping into the Upper Valley real estate market for the first time we at Housing Solutions strongly recommend this seminar.

Will Winter Ever End?

They say that Puxatony Phil is calling for an early spring in 2011.  Phil, I disagree, respectively of course.  The Upper Valley has had it all here in the last 24 hours: rain, sleet, ice, snow and strong wind.  Needless to say it’s been long winter and we’re ready for spring!

Hanover Market Statistics and Trends

Here are a couple of graphs showing the average sale price and units sold for Hanover homes since 2005.  As you can see, sell prices took a big hit in 2009. 2010 was better year for prices, but the units sold declined.  So what does this mean for the housing market in Hanover? I took that question to the founder of Housing Solutions, Lynne Labombard, and here is what she had to say:

“Hanover is and always has been a unique market unto itself.  It’s hard to say what this year will look like without my crystal ball.

I do know that we currently have a 14 month absorption rate and have started 2011 at the same pace that 2010 ran in terms of # units closed in the first couple of months.

So if interest rates don’t climb too fast (and I don’t think the feds will let that happen) and the world doesn’t end (oil/global rebellions/Charlie Sheen/etc) I would think that we’re on track to be at least as good as last year and perhaps a bit better.”

Winter in the Upper Valley

Matt McIntyre and Carol Robert, the owners of Housing Solutions, asked me what young DINC’s do during winter in the Upper Valley.  My response “what in the world is a DINC?” Matt explained the acronym stands for Duel Income No Kids.  So I got to thinking and came up with a sample of some things my wife and I enjoy during the heart of winter.  So, here we go with the winter edition of what DINKs do.

My wife and I both enjoy the slopes and don’t like crowds so we have taking a liking to the Dartmouth Skiway.  Killington and Sunapee are nice resorts, but on the weekends it can be like skiing through Boston at rush hour.  The Dartmouth Skiway has all the terrain we need to enjoy a half day on the mountain.  And the price is right (here).  It’s a short drive up to Lyme and the snow this year has been great, so we’ve had a blast at the Skiway.

Wine, Beer and Cheese tasting at the Lebanon Coop.  This has become a weekly event for me.  Every Friday afternoon there are a few booths set up featuring some tasty food and drink. The wines that are featured are different every week and there are usually about 3 to 5 varieties to sample.  The beer and cheese are usually from local breweries and farms.  Like the wine, there are is a range of varieties to choose from.  When you stop to pick up something for dinner on Fridays make sure you don’t miss the free samplings, it’s a great way to get the weekend started.

Dartmouth Sporting events are another thing we enjoy.  My wife and I weren’t big hockey fans before moving here, but after watching Dartmouth take on other Ivy League opponents in front of a packed house, we were hooked.  If you enjoy sports, check out the Dartmouth athletic site (here) and see schedules for upcoming events.

If night life is your thing then you won’t be disappointed. There are plenty of places to enjoy a bite to eat and cold drink. Some of our favorites include Murphy’s (here), where it can be hard to find a table on Friday and Saturday. They have some really good food as well as plenty of beer on tap.  We also enjoy the Canoe Club in Hanover (here).  Again, great food and cool atmosphere make this a great place to hang.  Salt Hill Pub (here)is great as well.  The pub has two locations, the original in Lebanon and a newer location in Hanover.  Good pub fare and usually some good music on the weekends.  A place a little off the beaten path that we enjoy is Whaleback ski area (here)on Thursday night.  Thursday is race night a Whaleback and they open the bar upstairs in the lodge.  It’s usually shoulder to shoulder and always a great time.

This is but a small sample of what DINKs do in the Upper Valley.  As winter comes to a close (woohoo) and the days get a little longer, it won’t be long and we’ll be back into the spring and summer when the activities are endless.  If you have questions or comments please let us at Housing Solutions know.
